Tenant Retention:
Tenant satisfaction leads to greater tenant retention. Greater tenant retention means a greater return on your investment. WH McAfee focuses on tenant satisfaction by maintaining strong relationships with your tenants. Operational and maintenance issues are handled in a timely and efficient manner. Regular on-site visits with tenants keep us abreast of issues that may be arising, and also keep the line of communication open between management and tenants, thereby giving tenants a measure of confidence in our performance and availability as a management team.
Property Inspections:
Property inspections are performed on a regular basis and reported monthly. Structural components are reviewed not only upon assignment, but as part of our routine property visits. Additionally, we regularly inspect the parking lots, sidewalks, roofs, and exterior walls. Well maintained property inspires confidence in both tenants and customers. Meanwhile, we work closely with you to ensure that the property is operating within budgetary requirements and we help outline the future budgetary needs.
Accounting and Reporting:
WH McAfee utilizes Skyline, a commercial property management accounting software, to produce financial reports for our clients. These monthly reports provide detailed transaction activities as well as budget forecasting.
Construction Management:
Through our affiliate company, Hickman & Williams Properties, we are able to offer construction management services to our clients. Brian Hickman and Kerry Williams have over six decades of combined experience in construction and development, allowing us to manage construction projects from beginning to end. Our primary focus is to increase the value of our clients’ real estate investments by applying our tested cost-savings procedures to the construction process, while providing quality building protocols and workmanship. We are experienced with every aspect of construction, from the conceptual and design stage, to the bidding and negotiating process, to the completion of the actual construction. We ensure that the work is completed accurately and well.
Maintenance Team:
Competitive pricing and quick turn-around times make our maintenance team a valuable benefit to our clients. Routine maintenance is handled efficiently and courteously.
Leasing Services
At WH McAfee, we work closely with our clients to develop a unique marketing strategy, customized to the property and to the client’s needs. Drawing on our extensive brokerage experience, we take into consideration your goals, the target market, optimum tenant mix, and current market conditions.
Once a marketing strategy is agreed upon, we promote each property with maximum exposure, including performing the following:
- Market Analysis - We complete a thorough survey of the market to determine the market lease rates, terms, concessions, tenant improvement allowances offered, vacancy levels, and planned projects or redevelopments in the trade area.
- Tenant Mix - We evaluate the current tenant mix in the subject property, as well as in competing properties to determine which categories of retailers should be targeted based on market demand and availability.
- Demographics - We review and understand the demographic trends in the market.
- Marketing Materials - We prepare custom flyers and marketing pieces to promote the property. These will be available in hard copy format and electronic version as well to send to prospective tenants and/or tenant-rep brokers.
- Brokerage Community - We communicate with the brokerage community about the availability at the property and encourage co-broker transactions to increase the property’s exposure.
- Prospecting - We promote the property to a targeted group of retailers that have been determined to complement the tenant mix. Prospecting will be done by cold-calling, door-to-door canvassing, and retailer and database search engines.
- Marketing and Advertising – List properties in trade publications and websites such as Dorey’s Retail Space Guide, CoStar, Loopnet and our own company website.
- Signage – We install standard Leasing/Management signs at the main entrance to the property. We install window signs in the vacant spaces.
- Lease Negotiations – We manage the negotiation process between Landlord and Tenant.
- Leasing Reports – We submit monthly leasing reports which summarize our marketing efforts on behalf of the property.
